Starhotels introduces the new Teatro Luxury Apartments in Florence

Starhotels announces the debut of Teatro Luxury Apartments Firenze – Starhotels Collezione, a flagship project within a broader urban regeneration initiative that has transformed the former Teatro Comunale di Firenze. Opening on October 1, 2025, the historic site now features 156 luxury apartment-style residences that seamlessly blend the grandeur of the past with refined, modern Italian design. Located on Via Magenta, just steps from Florence’s scenic Lungarni and Santa Maria Novella, the apartments offer prime access to the city’s main cultural and architectural landmarks.

Originally inaugurated in 1862 as the Politeama Fiorentino, the theatre was a historic cultural beacon, hosting icons such as Maria Callas and Franco Zeffirelli, before relocating in 2014. After years of disuse, the site has now been reimagined as a contemporary residential landmark. Managed by Starhotels, a Florence-born hospitality brand renowned for its “Made-in-Italy” ethos, the Teatro Luxury Apartments aim to restore vitality to a key part of the city.

“The Teatro Luxury Apartments bring a new chapter to Florence’s cultural story. By reimagining this historic theatre as a place to live, we invite residents and visitors alike to experience the city’s art, history, and architecture in an entirely new way,” said Elisabetta Fabri, Starhotels’ President and CEO.

The apartments are housed across three buildings—Verdi, Rossini, and Puccini—named in tribute to the theatre’s artistic legacy. At their heart lies Piazza Maria Callas, a new civic square established by the City of Florence. This open space reconnects the regenerated site with the local community, encouraging interaction and creating a shared sense of belonging for residents and visitors alike.

Each apartment, available in various sizes and layouts, is designed for flexible stays—from short visits to extended residencies—offering a warm, inviting atmosphere that encourages slow, immersive living. Interiors take inspiration from Italy’s great theatres, featuring Art Deco touches, rich materials, and elegant layouts. Upper floors offer panoramic views of Florence, while select apartments include balconies, terraces, designer showers, and Turkish baths. Fully equipped kitchens, ample storage, and adaptable spaces cater to the needs of both short-term guests and long-term residents.

For families, Starhotels extends its acclaimed V.I.K. – Very Important Kids program to the Teatro Luxury Apartments. With spacious multi-bedroom residences and thoughtful amenities—ranging from baby gear and toys to family-centric welcome gifts and curated city experiences—the property ensures that families of all sizes feel at home and can explore Florence comfortably.

Guests will also enjoy a wide array of amenities, including 24-hour reception, concierge services, housekeeping, luggage storage, laundry facilities, and high-speed digital connectivity. Communal areas such as lounges and co-working spaces foster connection, collaboration, and a sense of community. A panoramic terrace with solarium and hydropool offers a serene escape, while the Guest Relations team curates Signature Experiences, such as hot air balloon rides, Ferrari drives, private wine tastings, and more.

Residents and guests also receive exclusive access to Circolo del Tennis Firenze 1898, offering clay and padel courts, an outdoor swimming pool, fine dining, and private club amenities. In addition, the broader project will include a new Wellness Center and lifestyle hub with fitness and dining venues managed by external partners, enriching the area for both the community and guests.

Sustainability is a core focus of the redevelopment. On track for LEED Gold certification in 2025, the project has already achieved 97.5% recycling of demolition waste. It integrates rainwater harvesting, intelligent energy management, and advanced climate control systems. Italian-made finishes and infrastructure investments further reflect Starhotels’ commitment to sustainability and revitalisation of the neighborhood.

Combining heritage, design, sustainability, and lifestyle, Teatro Luxury Apartments Firenze – Starhotels Collezione represents a new era in Florence’s hospitality landscape. The project reimagines a cultural landmark into a vibrant space for modern living, offering residents and guests a unique way to experience the soul of Florence.
